Tours for realtors and developers around Moscow's districts

We create custom tours of the capital's districts where your properties are located. These tours become a pleasant and rewarding pastime for your team, as well as a sales tool: they help real estate agency and development company employees gain a deeper understanding of the history, culture, and unique features of the area.

We understand the past, present, and future developments of Moscow's districts and are constantly expanding our research. During tours, we impart knowledge that allows your staff to develop a deeper and more valuable understanding of the property in clients, grounded in the history and cultural characteristics of the district.

Why is this important? The historical and cultural context of the area becomes the "fourth dimension" in client interactions, allowing them to feel a sense of connection to the place's history, which enhances the property's value and strengthens its association with the developer's brand.

We already conduct dozens of tours a year for renowned developers such as Donstroy, Rodina, Samolet Group, MR Group, and others. Below are a few reports showing what this looks like in practice.

Marketing aside, or rather, if we strengthen it, then from a mathematical and physical perspective, the fourth dimension is time, and therefore history. It all fits together…

In the summer and fall of 2025, our firm organized and conducted a series of tours for the developer Rodina. Three custom routes were developed for the project, each dedicated to a specific residential complex and its surroundings. This article describes the program for the Rodina Park residential complex in Moscow's Mozhaisk district. This area required special preparation: the route was created from scratch, including an on-site visit and a detailed survey of the area. How the route was designed: The tour began at the sales office and, step by step, revealed the historical layer of this part of the city through the dacha culture of Kuntsevo. Before its incorporation into Moscow in 1960, this was a prestigious suburban area, and it was from this context that the guide introduced participants to the area. On the walking route, participants were shown the dacha of the Filippov dynasty, renowned Moscow bakers. Read more...

To understand the format and why it's structured this way, the firm usually starts with context. The developer Rodina approached us with a rather unusual request: the company has several residential projects in different areas of Moscow, and the goal wasn't just to "show off" something, but to create comprehensive tour programs around each residential complex. The audience for such programs is twofold. First, are the brokers selling apartments. It's important for them not just to know the floor plans, but to understand the neighborhood, to be able to "sell the environment," to convey the story, the atmosphere, and the future. Second, are the clients. Some have already purchased an apartment, and then the tour becomes a pleasant bonus. Others are still choosing, in which case the tour becomes part of the funnel: they want to get a feel for the place and fall in love with it. Read more...

Not every new district in Moscow allows for such a coherent discussion of industrial history, urban memory, and contemporary architectural language. That's why our bureau's latest signature tour was dedicated to Zilart, a district that grew on the site of the former Likhachev Automobile Plant. This time, the tour included developers from the Samolet company, who have chosen our bureau for tours before. Previously, the guide had led the same group on a walk through Zamoskvorechye, where the discussion focused on residential complexes and the historical environment. This time, the focus shifted to a completely different urban context: an area undergoing large-scale redevelopment, where new architecture literally emerges from the industrial past. Read more...

Garrett Johnston on a private tour of Moscow's Golden Mile. A walk through the Prechistenka and Ostozhenka neighborhoods.

Anton gave Garrett Johnston a personal tour of Moscow. This Russian-speaking Irishman, a renowned business strategist, was a guest on a private tour of the Prechistenka and Ostozhenka districts. Anton, who had enjoyed Garrett's interviews many times, was delighted to meet him in person. Incidentally, Garrett had been approached by Donstroy, whose employees we had recently organized a series of tours for, and the expert himself had reached out to us to better understand the historical and cultural context of Moscow's elite neighborhoods. Although Donstroy was not an intermediary this time, the company's influence was still significant. After completing the walking tour, Garrett headed to the Donstroy sales office to meet Olga, a friend of our guide, and Anton sent her his regards. Read more...

Guide Maria led a personalized tour for the vibrant developer Samolet in Moscow, where clients wanted not only to explore modern residential complexes but also to delve into the history of their neighborhoods. The guide and guests strolled through Zamoskvorechye, explored Bolotny Island, and concluded their tour at the Cathedral of Christ the Savior near the Kropotkinskaya metro station. The "Samoletchiki" were particularly interested in exploring the architectural features and the connection between the past and present. The tour began at the Novokuznetskaya metro station, where guide Maria explained the toponymy of Zamoskvorechye, the historical significance of street names, and the Church of Poroskeva Pyatnitsa. The tour participants walked along Pyatnitskaya Street, discussing Art Nouveau apartment buildings. One of the highlights was a discussion of a door in one of the buildings, which, although it appears Art Nouveau, was only installed in 2018. Read more...

Realtors on a tour of Presnya

Recently, our agency has been increasingly approached by teams of real estate brokers. The main request is to explore sought-after areas of central Moscow. During these tours, we strive to establish the historical context of the location, teaching interested audiences to understand the cacophony of eras and the distinctive language of architectural monuments. We pay special attention to highlighting local cultural and educational centers of attraction, trying to uncover hidden, atmospheric spots. Recently, we took a similar walk through the Presnya district from Kudrinskaya Square to 1905 Street. Anton Latynin served as our guide, and the participants were a group of brokers from neighboring Moscow. Fortunately, a professional photographer was among the group. Read more...

This is not the first time we've conducted private tours for Nikoliers sales specialists around the MR Group residential complexes under construction. In such cases, the primary focus isn't limited to the historical context of the area. We also try to incorporate nearby green spaces, social amenities, kindergartens, schools, shopping and sports centers, cozy cafes, and quality restaurants into the tour program. As part of developing the corporate itinerary this time, we attempted to create a daily leisure scenario for future residents of the complexes within walking distance and sought to fully showcase the charms of the Savelovsky and Butyrsky districts. In addition to their own attractive locations, both districts share a citywide creative magnet—the Flacon design factory and the Khlebzavod bakery. Read more...

Excursion for realtors around the Slava residential complex from MR Group on Tverskaya

An interesting excursion for realtors of MR Group residential complex “Slava”

Corporate excursion for realtors on an individual route

A call came from the Nikoliers real estate agency. They asked us to organize and conduct a tour within a week of the SLAVA (Slava) luxury complex, currently under construction by MR Group, located on the site of the former watch factory of the same name, in the Begovoy district. It's located near the Belorussky railway station. The goal: to introduce the area, its advantages, and show the location of kindergartens, schools, cafes, etc. We agreed on the price of the corporate tour, including the route development (the tour is not listed on the website), and issued an invoice. We began creating the program. To cover more locations, we considered a scooter tour. Ultimately, we developed a cool, fresh route featuring the history of the area and its modern context, starting from the Church of St. Nicholas the Wonderworker near Tverskaya Zastava and ending at the Slava apartment complex, which is currently under construction. How much more expensive are personal tours than mass tours?

If you are alone or in pairs, then a sum of several thousand for a walking tour of the city or twenty thousand for a car excursion is significant.

But if you're going for a walk with family or friends, the cost for an individual participant approaches one or two thousand - the amount that each person would pay for a group excursion with strangers.

For your group of 8 or more people, the price becomes even lower when calculated per person, making a private tour truly attractive.

A mass excursion is tourism, an individual excursion is a journey through the city’s secrets with a personal guide.
