Introduction: What is this story and who is it for?

The Soyuz route is a walking tour through the district’s streets, from the Iskra Stadium to VDNKh, revealing the area through its history, architecture and contemporary development.

To understand the format and why it's structured this way, the firm usually begins with context. The developer Rodina approached us with a rather unusual request: the company has several residential projects in different districts of Moscow, and the goal wasn't to "show off" something, but to create comprehensive tour programs around each residential complex.

The audience for such programs is twofold. The first is the brokers who sell apartments. For them, it's important not just to know the floor plans, but to understand the neighborhood, to be able to "sell the environment," to convey the story, the atmosphere, and the prospects. The second is the clients. Some have already bought an apartment, and then a tour becomes a pleasant bonus. Others are still shopping, in which case the tour becomes part of the funnel: they want to get a feel for the place and fall in love with it.

The key idea that the client formulated from the very beginning was very specific: "We need to make people fall in love with the area."To make someone fall in love, you have to fall in love yourself—so the team first walked, studied, and lived through all the routes, and only then assembled them into excursions. The result was three programs, and below is a story about one of them: the Soyuz Project route.

The "Union" Tour: How to Guide a Person Around the Neighborhood

The route begins at the sales office—this is the point where people first encounter the project, and it's logical to start there. Tour guide Anton structures the first few minutes so that participants immediately develop a storyline, rather than feeling like they're just there to see the construction site.

The Soyuz residential complex itself is being built on the site of the old Soviet Iskra stadium, and this provides the first topic of conversation. Participants are told about the sports that were played here, how the area was lived during Soviet times, and why the developer is continuing the theme of sports and activity. From the very start, guests get the feeling that this isn't a "vacant lot for development"; this area has a history.

The first part is green, “falling in love”

The group then moves toward parks and nature—an important part of the program that helps people fall in love with the area. The first stop is the Garden of the Future, located on the site of the ancient Leonovo estate. Here, the guide introduces participants to a deeper historical context: the estate's culture, its former owners, and how the area has transformed over time.

There's a church nearby, next to which a three-hundred-year-old oak tree has been preserved. This episode often becomes a powerful emotional moment: one sees that there's a "depth of time" here, and that this isn't a replica, but a real trace of the past, one can literally touch with one's gaze.

The next stop is one of the most unexpected on the route: a Chinese park, opened in 2023. It's truly atmospheric, and it's important to capture the details in the story: ponds, curved paths, feng shui-inspired architecture. For many Muscovites, this is a revelation—not everyone expects to see such a place in this particular area of Moscow.

Overall, the first half of the route is pure "falling in love": greenery, tranquility, aesthetics. It's here that participants most often experience the very feeling for which this format was conceived—not just learning facts, but experiencing the territory.

Part two: city, energy, development

After the natural block, the rhythm changes: the group emerges onto Wilhelm Pieck Street and moves toward a more urban environment. The pedestrian transition from parks to streets and neighborhoods is designed to highlight the contrast—and to reveal the area not only as a "place for strolling" but also as a space for everyday life.

This section features student quarters, the Social University (with the caveat that it was formerly the home of the Comintern), VGIK, and the Gorky Film Studio. Anton and the participants explore these points sequentially, and the conversation gradually shifts to the educational environment, creative industries, and cultural context of the area.

This adds another layer: not just "where to go," but also "what life is like here." For brokers, this becomes material that helps them speak confidently and concretely about the surroundings, and for clients, it's a way to imagine themselves in this urban environment.

The finale is a spectacular point

The route concludes near VDNKh, at the Worker and Kolkhoz Woman on Mira Avenue. This final destination was chosen deliberately: historically, this location was perceived as the ceremonial entrance to Moscow—a grand, grand, "big city."

That's why the finale is powerful in several ways: visually, emotionally, and meaningfully. Participants finish the walk with a clear sense: "I'm already inside greater Moscow, and this area is part of it." At this point, the tour brings together everything that came before: the history of the place, the green spaces, and the city's energy.

  5. Overall, the tour left a positive impression! Thanks to Alexander for the walk through the courtyards and atmospheric spots of Kitay-Gorod; we certainly wouldn't have done it on our own. The tour was comfortable, and the guide spoke confidently and calmly. One thing we personally missed: we would have liked more of the historical part, relating to ancient Moscow and the history of Kitay-Gorod. There were quite a few stories about the Soviet period and the bar scene, but for our group, this wasn't particularly relevant. We think the program could be a little more tailored to the age and interests of the group. It would also have been interesting to add more historical facts, monuments, and details about old Moscow and the area itself. That said, the tour was still interesting, and some places and churches were truly memorable. These aren't really "cons," but rather suggestions for an even more comprehensive program.
