Peredelkino. Tours as a sales tool. Case study for a developer: "Rodina."
In the fall of 2025, we developed three routes for the developer Rodina—specific to each district, for brokers and clients—to not just show homes, but to help people get a feel for the location and understand what they're paying for.
Today we’ll talk about Peredelkino.
This is the longest and most intense format. Not just a walk, but a full-fledged trip that works for both brokers and clients: the former provides material and arguments, the latter a sense that the area is "theirs."
How the route was arranged
We start at the sales office and head to old Peredelkino. Even on the way, a significant effect occurs: visitors see how the environment changes in a short time—from a typical residential area to a quieter, greener, more prestigious, and intimate space. For brokers, this is a powerful tool—to demonstrate the experience visually, not just with words.
The first stop is the area of the Patriarch’s residence.
We stroll around the temple for a bit, looking at the gardens and panoramas—this is a neat entry point to the route that gives a feeling of peace, comfort, and a “different level of life.”
Next comes the main point of the entire program: the House of Writers.
There, we hand the group over to a local guide, Ksenia, a resident of Peredelkino for several generations. She knows this place from the inside—through family memories, living stories, and details impossible to glean from open sources.
And here the excursion begins to work on another level.
For clients, this is a moment of “falling in love”: they see not just a neighborhood, but a cultural environment in which they want to be.
For brokers, this is a ready-made narrative: how to package Peredelkino not as a "remote area," but as a place with a deep history and atmosphere.
We take long, leisurely strolls, without rushing. This isn't a "check the boxes" format—it's about experiencing the space.
Afterwards we return back to the sales office.
The whole program is built on contrast:
The city is silence, the new building is a cultural layer, the present is history.
And due to this, the route solves the main problem:
Don't just tell about the area, but make sure people feel it and want to live there.

What we personally missed: we would have liked more of a historical section related to ancient Moscow and the history of Kitay-gorod. There were quite a few stories about the Soviet period and bar life, but for our group, it wasn't very relevant. We think the program could have been more tailored to the age and interests of the group.
It would also have been interesting to add more historical facts, monuments, and details about old Moscow and the area itself. That said, the tour was still interesting, and some places and churches were truly memorable. These aren't really "cons," but rather suggestions for an even more comprehensive program.
We had a corporate group of 10 people. Our guide was Anton, and we had a tour of Bulgakov. I would like to point out the excellent organization; everything went smoothly. The managers were very accommodating to our changes in the number of participants. The bus was very comfortable. Anton is a super-engaged and motivated guide.
He lives this story and takes great pleasure in sharing his knowledge and creating impressions.

I wanted to express my gratitude once again for the wonderful excursion on Saturday - we really enjoyed the walk, the information and the communication with you, then we discussed for a long time what everyone remembered and what struck them. It would seem that you have lived in Moscow all your life, there was Moscow studies at school, but it turns out that you still don’t know so much!!
